Does the Office have an After-Hours Drop Box?
Yes, we do! The side door to our office has a mail slot that you may use to drop off paperwork, payments, keys, etc. Please be sure to use an envelope. -
I did not have a pet when I moved in; may I have a pet now?
First, email your Property Manager of your request for a pet. Do not move a pet into the property without permission. Town & Coastal Property Management will contact the owner and submit your request. If the owner does allow the pet, an increased security deposit and fee will be required and a pet addendum must be signed. -
When I move out, what do I need to do to receive my full security deposit back?
We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpets should be shampooed. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all beds should be free of weeds. We ask that all damages be repaired by a licensed contractor that is approved by Town & Coastal Property Management. -
Am I required to make my property available to Section 8?
Yes, the law now requires that the Owner accept section 8. -

Do I get to see the lease or sign it?
We sign the lease as the property manager. If requested, we can email a copy of the lease -

How and when do I get my checks?
We can mail your check or deposit into your bank account. All payments are processed no later than the 10th of each month. -
How long of a lease do you sign?
One year -
How much security deposit do you charge the tenant?
1.5 times the rent. If you have a pet we increase by $500.00. -
How soon can you start managing my property?
We can start managing as soon as the property is inspected and meets safety compliance and the property management agreement is signed. -
What type of properties do you manage?
Residential, apartment buildings and small commercial. -
What type of reports do I get and how often?
We mail an owner statement each month showing rental income and expenses and a year end statement. -
Who holds the tenant security deposit?
Usually the Owner unless otherwise directed and then it would be held in our trust account -
Do you have icons for various associations that you can add to our website?
We are members of the following associations. NARPM, CAA, National Association of Realtors, Realtor, CRMLS, BBB, equal housing.
